YOUR BUYER WILL BE PUT DIRECT TO THE PRINCIPAL SELLER RIGHT FROM THE START! IF YOUR BUYER IS REAL AND CAN PERFORM THEY WILL RECEIVE PRODUCT.
ONCE THE BUYERS SIGNS THE NCND AND MFPA THEY ARE PUT DIRECT FROM THE BEGINNING. THE SELLER IS A PUBLICLY TRADED COMPANY WHO HAS ACCESS TO REO AND NPN. YOU AND YOUR BUYER HAVE EVERYTHING TO GAIN AND NOTHING TO LOSE.
Tapes are given directly from the OWNER, not brokers or anyone else into escrow. Orders are delivered within the same day of paperwork being completed. This is how the deal works. The seller is a licensed securities firm, so it works differently then what you are normally used to. They require the buyer become a client and open up an account at their company at no cost to the buyer. They only work with clients and opening an account is required because it gives them a client number, but no money has to be put in the account at any point.
1. The NCND and MFPA need to be signed and then a call with the buyer or his papered mandate will be arranged for them to speak directly to the seller.
2. The buyer is required to submit all the forms plus an application.
3. POF is verified by way of bank to bank or through escrow. Funds must be in escrow or they must show some type documentation proving funds exist. A verbal yes will not suffice. Funds must be connected to buyer that is opening account with the securities firm.
4. After completion of the above they are then able to put together the buyers package and put it in escrow in less then 24 hours and can be done the same day.
5. Due diligence is started then the client pays.
The seller has access to a system where they are able to purchase losing and lost assets of other companies. They will then pull the properties according to the buyer’s request and pay for it themselves. They then sell it forward as the seller and beneficial owner of the property.
The LOI is your order form and depending on what you put that is what you will get. You may choose your pricing and parameters. If you request a low price with high values you might not get anything. The average pricing for Nationwide is around 0.33 cents, and for CA only around 0.45 cents. Pricing can go up and down depending on the parameters you choose. These are just examples, it is no different then some of the offers you see in the market but the only difference is these are real.
The firm can also order appraisals and perform asset management for the clients as well for the properties purchased. Included in the Asset management would be repairs and payment collections and other related services. They can also help in selling the properties.
